This is our most frequent question, and our answer seems to be the most disappointing for some.  Those who are mostly curious as opposed to serious seem to the ones put off by our answer - which is No - we do not have a sqft price..

WHY? Anyone can say that something starts at a base price - say $70.00 a sqft for a home - but what does that give you.?  Does that base price even begin to include the things that you would be interested in having in your home? When shopping around you need to be sure that you are comparing apples to apples - quality to quality and feature for feature. A home buyer needs to be aware and compare.

Value Master have been a custom builder since 1977.   We are extremely confident that the quality of our homes and our price, will give you the best bang for your dollar.  For over 15 years we have not used sqft pricing.  There have been too many disappointments with our customers.  And now, with all the product choices and building technologies that are available, there are just too many variables to have a consistent sq.ft. price.  

Think of buying a car..  Can you get an answer to  How much does a car cost?  That is an impossible question to answer,  right?  What kind of car?   You can price a KIA or a BMW - have standard features or go for all the bells and whistles.  It is the same for a house -  What interior and exterior finishes you are having, wall heights, roof slopes, vaults, special plumbing, heating, - wall construction , ... all these affect the price. .

Value Master provides a true cost - not a  guess.   The price is valid for 30 days.  The process takes a week or two, depending on the size of the project.  If it is something we have built before, that makes it quicker.  If you have a full set of scaled drawings or plans from somewhere else, that is a great help.    If you don;t,  our draftsperson will work with you to put on paper what you are wanting.  We do a pre-limiany plan to scale that has the floor plan and elevations,   For this we charge a deposit.  If you like the price, the deposit goes towards your downpayment. and we complete the plans. If  decide not to build , you now have a scaled set of pre-liminary plans.  If you want a the plans completed,  so you have a complete blueprint, we can do that for you too.  

We find that the bank's willingness to approve loans is greatly increased when you provide them with a quote, a list of options and a set of drawings.   Value Master's goal is to help you own  the home of your dreams. We have found this process is the best way to acheive that goal. 

Value Master Homes a preferred builder with Alberta's New Home Warranty Program since 1983.  This gives you a 5 year warranty on the structure and materials of your home.  At time of possession you have the option to increase the coverage to 10 years.  The warranty is transferrable to new owners should you decide to sell.

Value Master also has a one year builder's warranty that runs concurrently with the New Home Warranty coverage.  We also have provide GOLD KEY SERVICE.  plan to our customers and as far as we know, we are the only builder in the Lakeland area to provide it.

Once your plan is selected, your lot secured, contract signed, and financing is approved, you can move into your home in about 6 months.  If you are adding lots lof special features or make changes to the original plan or contact during construction, it could take longer.  As we build outdoors, weather does play a factor - too much rain or too many cold days can slow the process down.  When you sign , we give you a target date and the official date is given to you 35 days in advance so you can make the necessary moving arraingement. 

1. Decide on the home plan -    there are many sources apart from our web site.  just watch that the home plan is for our climate - see that it has a stairway and the furnance equipment is not on the main leve.  Also, look at plans that are about the same sqftage as what you will be building.  Larger houses look great, but to downsize them is very difficult and it ends up being a different plan from what you started with.  Remember, the interior can be altered as we have an draftsperson on staff - so size is more important that the acutal layout.

3. Get financing in place

4. Have your start-up meeting -  once everything is in place you will have a meeting with our job supervisors, interior designer, draftsperson, sales person, estimator, and office administrator.  At this meeting we go through your plan and everyone becomes clear on what is going to happen and the process that the construction will follow.

5. Move in to your new home
